This contract of lease rental agreement is made on 1st of October 2016,
by and between :

1- soud ahmed,ID no 123426342
whose address is sharjah Al wahda street , ( first party- lessor)

2- sharif hussan, ID no 22234445
whose address is Dubai , Alrashidiah , street 1
( second party - lessee)

Both parties hereto declare that they are legally competent to enter into this contract and agrees as follows :


Preamble:

Whereas the first party owns the house , sharjah, wahda street,number 21 near abu shagara park, ( property description) : have 4 bed rooms , 2 bathrooms and garage behind the house also big garden size 598 meter , the house classic and British model
Whereas the second party desires to rent the house ,

in consideration of the covenants and agreements hereinafter set forth,it is covenanted and agrees as follow :

The term of this lease is 1 year, beginning this day and ending 5th of October 2017.

2. The first party " lessor" the represents and warrants that the house is in good condition and no need to rapier , according of the contract lessee shall be responsible for any damage to the property until return and delivery of the property to lessor.

3. The second party" lessee "declares that the second party has examined the rented house to this contract and shall be deemed to have completely and legally satisfied itself as to the condition thereof and that the second party has taken possession of the same in its existing condition and accepted it on an as- is basis .

4. Lessee shall pay to Lessor for the possession and use of said Property for the purpose aforesaid, twenty Thousand Dirhams (Dh 20,000), payable as follows: shall pay (1,000Dh) by the first of each month during the term hereof.

5.The first party represents and warrant that the rented house to this contract is free and clear of any and all mortgage, and all principle or secondary claims of rights .

6. the lessee agrees to keep the house clean and in healthy condition ,he agrees to pay the water and electricity fees charged against said premises when due.

7. If the second party " lessee" defaults in payment of rent the contract shall automatically terminate this lease .

8. It is mutually agreed that in case Lessee shall violate any of the aforesaid covenants, terms and conditions Lessor may at his option without notice terminate this lease and take possession of said property wherever found.

9. if one party can't keep the promised and breach the contract, the contract will end by the bower of UAE jurisdiction .

10 . Any dispute about the terms that may arise between the two parties about the things the must do in this contract shall be subject to the jurisdiction of the UAE courts .

Executed in duplicate ,one copy per each party for necessary action.
